That erotic encyclopedia you carry around in your head may contain a lot of basic errors and omissions about women's sexuality

Men often make assumptions about what a woman wants based upon what they've done with other women. But women aren't all the same.

Clip Source: men.webmd.com

Some women can't have an orgasm with less than 3,000 rpm. No human tongue or fingers can generate that kind of vibration. But men typically think something is wrong if a woman needs a vibrator.

The inside of the vagina is probably less sensitive than the outer parts for most women. Also, deep thrusting may not feel so nice on the receiving end. If the penis is too long, "it feels like you're getting punched in the stomach," Paget says. "It makes you feel nauseous."

How can you find out how she likes to be touched? It varies by the phase of her menstrual cycle, and it's subject to influences like stress and medications.

A lot of guys think they should be silent during sex, but unless you speak up, your partner has to guess what's doing it for you and what isn't.

<clipSource>http://men.webmd.com/features/6-sex-mistakes-men-make?print=true</clipSource>

Another reason to ONLY buy notes in 2008

clipped by: dquinter
clipper's remarks: Here's why we have to open our private money fund ASAP.

Clip Source: briandickersonflips.com

To summarize:
1. FHA no longer requires 90-day seasoning, but only on properties aquired through foreclosure.
2. FHA still requires houses be in “safe, secure and sound” condition.
3. This lifting of the seasoning requirement is for one year. It started on June 9, 2008, and continues through June 9, 2009.
4. MOST IMPORTANTLY, THIS WOULD ONLY HELP YOU IF YOU BUY NOTES OR HOLD MORTGAGES. If you are buying properties through the foreclosure or REO process, you still have to wait 90 days with FHA buyers.

Tags: notes, real estate, foreclosure, fha, seasoning

<clipSource>http://briandickersonflips.com/blog/?p=39</clipSource>

Lure of a deal starts to bring buyers back

clipped by: dquinter
clipper's remarks: An article describing all the stuff we have learned by simply being involved.

Clip Source: www.sanluisobispo.com

“If a house is priced well it will sell at its current price, close to it or above it,’’Midkiff said. “Last year, the phone didn’t ring. But the Earth Rat year (The last one was 1948) is also chockablock with market upsets and other unspeakable bolts from the blue. NO. I can't tell you what color, size or shape the bolts will be. Just think surprise events which jolt your synapses and give your heart goose bumps. I am not threatening earthquakes or typhoons, although we will surely see our share of those. The bolts from the blue will be more personal than that. They will take the form of accidents or mishaps due to inattention, clumsiness or pure bad luck. They can also close fast (days not weeks) once their appraisal has been done. Hard-Money lenders qualify the property NOT the borrower unlike a loan from a "conventional" lender!! This means that you can be making $0 income and still qualify for a loan to buy a property!!! Is that incredible or what!

If the deal is good enough don't hesitate to close it and use Hard-Money!

Clip Source: www.thecreativeinvestor.com

Private money loans, also known as hard money and/or bridge loans are becoming more prevalent as borrowers enjoy less red tape, quicker closings and more “common sense” underwriting than conventional financing provides. Typically though, borrowers still rely on this type of financing as an option when conventional sources are not available.

The increased speed and flexible underwriting comes at a steep price with interest only rates often in the teens, 3- 6 points being the norm and loan terms being relatively short at 12 – 36 months.

typically private money scenarios, others include foreclosures, distressed properties, recent bankruptcies, lack of existing cash flow, partnership buy outs, land contract refinances, “need for speed,” etc.

Common positive traits that make the loans financeable include loan to values less than 60% and clear “exit strategies” on how the borrower is going to pay back the private money lender.

Tags: real estate, mortgages, lien, short sale, foreclosure

<clipSource>http://www.thecreativeinvestor.com/commercial/Print1352.html</clipSource>

Greenspan alert on US house prices

clipped by: muckdog
clipper's remarks: More to go?

Clip Source: www.ft.com

Greenspan alert on US house prices

US house prices are likely to fall significantly from their present levels, Alan Greenspan has told the Financial Times, admitting that there was a bubble in the US housing market.

In an interview ahead of the release on Monday of his widely-anticipated memoirs, the former chairman of the Federal Reserve said the decline in house prices “is going to be larger than most people expect”.

Tags: real estate, greenspan

<clipSource>http://www.ft.com/cms/s/0/31207860-647f-11dc-90ea-0000779fd2ac.html</clipSource>

Asset Protection at its Best

clipped by: dquinter
clipper's remarks: Another way to deter creditors. University of Missouri researchers found that diabetic rats given an exercise session lasting as little as 15 minutes had increased insulin sensitivity in muscle tissues. Since the majority of blood sugar ends up in muscle tissue, it is reasonable to assume that increased physical exertion would result in a greater uptake of sugar by muscle. This would in turn lower the total required amount of circulating insulin, since insulin concentration does increase when there is a slow rate of glucose clearance from the bloodstream.

Tags: health

<clipSource>http://www.associatedcontent.com/pop_print.shtml?content_type=article&content_type_id=282706</clipSource>

Purchasing Condominium: What You Should Know!

clipped by: dquinter
clipper's remarks: A good overview of condominium ownership.

In 2000, according to National Association of Insurance Commissioners, average condo personal insurance policy was $230/year. Congress closed this loophole in 2004.

Exchange accomodators: http://www.1031.org/memberLocator/index.asp

Clip Source: biztaxlaw.about.com

The Starker exchange allows you to sell your property first and then buy your replacement property at a later date. This is by far the most common form of 1031 exchanges

if you do not reinvest all of the proceeds from the sale of your property in your new property, you will have to pay tax on the cash (boot) that you keep. Another form of boot is mortgage boot. If the mortgage on the property you sell is less than the mortgage on the replacement property you purchase, you will have to pay tax on that difference unless you invest additional cash into the new property

In a reverse exchange, you purchase your replacement property before you sell your existing one.

You must use an Exchange Accommodation Titleholder (EAT) to take title to your replacement property until you sell your existing property. "I always say that if you’re going to succeed in short sales, you need the 3 Ps — patience, persistence, and problem solving,"

Clip Source: www.realtor.org

important to understand this distinction if you work in states such as California that have a nonrecourse mortgage, says Churchill. In such states, the lender cannot pursue a deficiency judgment against a seller for any deficiencies after a property is foreclosed. Because of this distinction, sellers who are already in default on a mortgage and do not have the resources to pay off a separate promissory note after a short sale might be better off letting the lender foreclose

A short sale might be rejected if the loan is less than a year old. In such cases, the servicer that’s bought the loan can often require the original lender to buy it back

Tower Group estimated that the entire cost of a foreclosure was $58,759 and took 18 months

liability risk it assumes by owning the property after foreclosures, the money tied up during the holding period for a foreclosure and REO resale, additional costs associated with an REO such as attorneys’ fees, and the additional reserves it will need

Tags: mortgages, real estate, short sale

<clipSource>http://www.realtor.org/rmomag.NSF/pages/Feat1200706?OpenDocument</clipSource>
